Mrs. Truffaut, you moved from France to Dubai a long time ago. Can you tell us what the reasons were?

After a 5-five-days stop-over in Dubai in 2007 coming back from the Maldives, my husband and I decided to move to Dubai. In the late 2000s, Dubai was already experiencing a remarkable economic boom, offering an array of career possibilities that appealed to my ambitions. I could already foresee the city’s progressive infrastructure and global connectivity which promised a cosmopolitan lifestyle and a thriving socio-economic development aligning with my aspirations.

What do you like most about Dubai today?

What I appreciate the most about Dubai today is its relentless drive for innovation and progress. From its awe-inspiring skyscrapers like the Burj Khalifa to its futuristic initiatives like the «Dubai Future Foundation», the city constantly pushes boundaries. Dubai’s commitment to creating a diversified economy, welcoming global talent, and fostering a dynamic cultural scene is remarkable. Additionally, its dedication to sustainability, exemplified by projects like the «Sustainable City», showcases a forward-thinking approach to environmental challenges. Moreover, Dubai’s focus on safety and security, especially evidenced during the Covid-19 pandemic with proactive measures, demonstrated a commitment to the well-being of residents and visitors alike. Overall, Dubai’s blend of modernity, ambition, and inclusivity makes it an exciting and vibrant place to live in and thrive business wise.

You and your team are excellent experts on the property market. There is so much construction going on, how can you keep track of it all?

Keeping track of the extensive construction in Dubai involves utilizing various resources and strategies. First of all, we stay updated through reputable sources we’ve relied on for many years. We also keep an eye on industry publications providing insights into major projects, developments, and trends. Engaging with official government announcements and urban planning documents also offers a comprehensive view of the city’s infrastructure plans.

Lastly, because of our business and investment background we always make sure to focus on reputable developments that correspond to our discerning clientele aspirations.

What are the most important tips you give to Europeans who want to buy a property in Dubai?

Firstly, understanding local United Arab Emirates (UAE) laws and regulations, including property ownership rules and visa requirements for these wishing to obtain a «golden visa».

Secondly, for clients living overseas such as in Europe, it is much easier to buy an offplan property, which accepts cross border payments and allows payment plans over several years, than a secondary market unit unless the client has staying in Dubai for 3-4 weeks to view properties, make an offer and have funds already in order in a local UAE bank.

Buyers need to be clear on their objectives: Are you look to buy to live in? Or for rental investment, or/and for retirement? As well as be clear on the budget that can be allocated taking into consideration the various fees (4 percent transfer fees, title deed fees and other transaction fees).

Based on the above, engaging a reputable local real estate agent who possesses 1/in-depth knowledge of the market, potential capital and rental ROI, neighborhoods and related segments of population, location (sea, golf, city, near shore only or suburbs…) attractivity and 2/a reputable network, will provide valuable insights and assistance throughout the process in order to maximize the chances your objectives are met over the long run.

Thirdly once a property has been identified, assuming this is an off-plan property, the overseas buyer will need to consider the developer’s reputation, previous track record, and future plans maximizes the chances of a secure investment.

By combining local rules awareness, local expertise, and thorough research, Europeans can navigate Dubai’s real estate market effectively and make sound property investment decisions.

Is it the right time to buy in Dubai?

Truth is, there is never a right time to buy. When one thinks the market will correct, the market continues its growth and when one thinks the market will continue to grow, it’s experiencing a correction. Waiting for an ideal moment may lead to missed opportunities or unattainable expectations. Flexibility and a thorough understanding of individual goals often matter more than timing.

Is it possible to get an appointment with you and you show interested parties the possibilities regarding wishes and budget?

Naturally! Always a pleasure to hop on a virtual meeting with our overseas clients. I have an unwavering commitment to fulfill my clients’ individual real estate requirements.
